Our 8%–10% management fee covers the full day-to-day operation of your property: tenant screening and placement support, rent collection, maintenance coordination, inspections, owner portal access, and monthly accounting. It is a percentage of rent collected, so if the unit sits vacant, you pay nothing.
Nothing. There are no onboarding fees or setup charges. The free management proposal includes a rental market analysis for your property, so you see projected rent and our fees before you commit to anything.
No. Tenants call our 24/7 maintenance line. We triage, dispatch, and verify every repair. You only hear about maintenance when you approve work above your spending threshold — typically a once-a-week notification from your phone.
You pay the contractor’s invoice as-is — we pass through trade pricing with no markup. Repairs under your spending threshold are handled automatically; anything above it comes to you for one-tap approval first.
Average vacancy under our management is 4 days. We re-list, show, and re-screen before the current lease ends whenever possible, and our marketing pipeline keeps showings moving.
Yes. Your owner portal shows a live ledger: rent collected, fees, maintenance spend, deposits, and owner statements. It updates the moment a transaction posts, and year-end reports are formatted for your CPA.
The leasing fee is 50% of the first month’s rent per new placement. It covers marketing, showings, screening, the lease, and move-in. We never charge a leasing fee to keep your existing tenant.
Deposits are held in a segregated trust account, never commingled with operating funds. Move-in and move-out inspections are photo-documented, so deductions are defensible and compliant.
Yes. When you switch, we send a welcome packet, set up tenant portal access, and handle the transition so your tenants barely notice anything changed — except faster maintenance.
Our system enforces late fees automatically and serves required notices the moment they are due. We file when legally allowed and coordinate appearances with counsel, all while documenting your case in your owner portal.
